What is a Chartered Surveyor?

A Chartered Surveyor is an extremely well-trained expert. A Chartered Surveyor’s role is to go out to properties and produce surveys for most eventualities (including, buying, selling or renting) of residential, commercial or rural properties – this can include RICS Homebuyer reports, RICS Building Surveys (providing you with an in-depth assessment of the condition of a property – highly recommended for older or more expensive properties) or RICS Condition reports (a basic survey of conventional residential property that includes a description of visible defects and an assessment of essential repairs).

Our panel of surveyors work with a mixture of people, including: house owners, architects, engineers, property developers and business owners. Surveyors work to keep you safe with your own investments ensure that you have the confidence to make the decision on investing in your future property.

Does your Surveyor Need to be Chartered?

In short, no. It does give an indication of competency, however. Your surveyor really just needs to be experienced enough and, most importantly, have professional indemnity insurance.

The term ‘surveyor’ and ‘Chartered Surveyor’ are different in that the latter requires qualification and/or experience to pass the exam (Assessment of Professional Competence) for accreditation to be achieved under an accreditation body like RICS. There are other accreditation bodies which provide the accolade of “chartered” as well (e.g. CIOB). Chartered surveyors have to follow standards and guidelines to protect the interests of clients. All of the RICS surveyors in London abide by these and can ensure you make the right choice in your investment.

What types of work do Chartered Surveyors do?

Chartered Surveyors fulfil many roles in various fields relating to land, property and construction. They can help with the checking of properties for structural problems (and also identify any future problem areas), the valuation of both residential and commercial property, in both urban and rural areas, etc.

They can also provide expected maintenance costs for the property involved, calculate the costs of any repairs or remedial work and provide advice as to any environmental issues connected with the property.

A Chartered Surveyor produces a detailed report after visiting a specific property, which is then used to help the client or investor to decide if the purchase or lease of the building should go ahead, if the price is correct and if further professional advice is needed, to help in the application for a loan/mortgage, to assist with the negotiation of a lease (or extension/termination of a current lease), to help with the client’s/ investor’s future plans as regards the building/lease (including any refurbishment costs) or if the investor simply wants an accurate valuation of the property.

The main specialist areas include the following:

  • Residential property surveyor: inspects the condition of dwellings and provides market values
  • Party wall surveyor: resolves disputes between neighbours
  • Commercial property surveyor: inspecting the value and integrity of shops, industrial warehouses, etc.
