Cracks in walls and ceilings are common, but telling harmless settlement from serious structural movement takes professional judgement. Kingston Surveyors arranges a chartered surveyor or structural engineer to inspect the cracking, diagnose the cause and recommend the right course of action, giving homeowners, buyers and lenders clear answers. We carry out crack assessments across London and nationwide.
Cracks can result from normal thermal movement and drying shrinkage, from foundation movement such as subsidence or heave, from failed lintels, or from overloading and structural alterations. Assessing the width, pattern, location and history of the cracks helps our specialist identify the likely cause and judge whether the movement is progressive or has stabilised.
The surveyor inspects internally and externally, classifies the cracking using recognised categories of damage, considers nearby trees, drainage and ground conditions, and advises whether further investigation, monitoring or remedial works are needed. Where subsidence is suspected, we can guide you on the insurance and monitoring process.
We arrange experienced professionals who provide impartial, evidence-based advice so you can act with confidence, whether you are buying, selling or living in the property. Contact Kingston Surveyors for a free, no-obligation quote on a structural crack assessment anywhere in the UK.

Engineers classify cracking using the BRE Digest 251 scale, from Category 0 hairline cracks (under 0.1mm, cosmetic) through Category 2 (up to 5mm, usually repairable with redecoration) to Category 4–5 structural damage requiring investigation and repair design. Width, pattern, direction and whether cracks are live (still moving) all feed the diagnosis — which is why photographs alone rarely settle the question.
A written report identifying the cause (thermal movement, lintel failure, subsidence, roof spread), the BRE category, whether monitoring is needed, and the proportionate repair. That report is what lenders, insurers and buyers act on. Worried it might be subsidence? Start with what subsidence looks like or book a subsidence survey. Call 0204 579 8270.
