What is a Red Book valuation? It is a formal property valuation carried out by an RICS Registered Valuer under the RICS Valuation – Global Standards, known as the “Red Book” after the colour of its cover. Unlike an estate agent’s appraisal, it is an independent, regulated, evidence-based opinion of value that courts, HMRC, lenders and tribunals will accept.
What makes a RICS valuation different?
A Red Book valuation must follow strict rules on inspection, evidence, assumptions and reporting, and the valuer carries professional liability for the figure. An agent’s free “valuation” is a marketing estimate designed to win an instruction; a RICS valuation is a defensible professional judgment. That distinction matters the moment money, tax or litigation is involved.
When do you need one?
The common triggers are probate and inheritance tax, divorce and matrimonial settlements, Help to Buy redemption, lease extensions, shared ownership staircasing, capital gains tax, company accounts, and disputes.
